| PRE-AUCTION |

Pre-auction
consultation to determine the terms, commissions,
auction expenses, date of auction and listing of real
and personal property to be sold.

A personal
and thorough inspection of the property will be made
to determine the best marketing program, and a plan
will be developed.

Promotional
and advertising media packages will be prepared and
approved utilizing a variety of media, to include,
but not limited to, newspaper, radio, print advertisement,
Internet, and TV spots, when warranted.

Direct mail
pieces are prepared and mailed to cultivate the purchaser's
interest and encourage him/her to attend the auction.
Internet advertising is put in place to reach the
widest audience possible.

Auction signs
are installed to direct purchasers to the auction
site(s) as well as clearly identify individual tracts.

Company personnel
are available to work with the sellers and surveyors
to ensure the maximum sales price on sale day.

| PRE-AUCTION
SET UP |

Company personnel
will provide representatives for the property inspections
before the sale.

Promotional packets
including the terms of the auction, plats and drawings,
boundary line information, ASCS information, including
bases, CRP payments and leases, when applicable, will
be provided.

All equipment and
personal property is inventoried and tagged.
-
Tents, tables, chairs
and showcases (when needed) are provided.
-
Company loader tractors
to facilitate the lining up of equipment for the auction
and for loading the equipment after the auction will
be provided, when applicable.

Pre-auction labor
is provided to assist the seller in arranging the personal
property and/or equipment

| AUCTION
DAY |

Professional auctioneers,
brokers and ground men for bid assistance are provided
to complete the auction in an honest and professional
manner.

Clerks and cashiers
are provided to collect for all equipment, property
or items sold.

Settlement with the
seller for personal property shall be completed on or
before ten (10) working days after the sale. On real
estate, settlement shall be made according to terms
announced (normally 30 days).
